Land Plots Available for Purchase at Expo Valley
Expo City Dubai has launched the sale of freehold plots at the Expo Valley residential project. These plots are available to Emiratis, expatriates, and non-resident international investors, according to a senior official from Expo City Dubai who spoke to Khaleej Times.
With ‘Expo Valley Plots,’ buyers can purchase land ranging from 7,500 to 12,500 sqft, with the option to combine areas to meet their specific needs. Prices start at AED 11 million, varying based on location, plot size, and elevation, as stated by Ahmed Al Khatib, Chief Development and Delivery Officer at Expo City Dubai. The estimated handover is set for Q2 2025, and the first residents are expected by early 2026.
Buying Process
Al Khatib explained that Expo City Dubai oversees the entire buying process, ensuring a smooth experience for purchasers. The process follows standard off-plan buying procedures, which include submitting necessary documents, paying deposits, and Dubai Land Department (DLD) fees, and booking the plots. The Sales and Purchase Agreement is then issued and registered with the DLD.
After the sale, the developer assists buyers and their consultants with design and construction regulations. Buyers can select their own consultants and contractors to complete their projects.
Community Features
Expo Valley, a gated community within Expo City Dubai, will feature a nature reserve, a lake, and a wadi. According to the ‘Expo Valley Plots’ brochure, buyers will enjoy space, privacy, and architectural freedom to design homes that blend with the natural surroundings.
Plots allow for G+2 levels, with a gross floor area of up to 10,656 sqft. Most plots are single row and overlook the wadi, with options to merge plots for larger areas.
Development Contracts
The developer has awarded four new contracts, including three to UAE-based firms, to advance the residential project. Located at the legacy site of Expo 2020 Dubai, Expo Valley aims to be the UAE’s greenest community, with 60% of the neighborhood dedicated to green spaces.
