The headline price of a property is rarely the final amount you pay. Whether you are a first-time buyer or a seasoned investor, understanding the full financial commitment is crucial to a successful purchase. In Dubai, the transaction process is transparent, but there are mandatory government and agency fees that must be factored into your budget.

1. Government Fees (Dubai Land Department)

The most significant additional cost is the Dubai Land Department (DLD) Transfer Fee. This is a one-time tax paid to the government to register the property in your name.

  • Standard Fee: 4% of the property purchase price.
  • Who Pays? Technically split 50/50 between buyer and seller, but in practice, the buyer pays 100% in most resale transactions.
  • Title Deed Issuance: Approx. AED 580.

2. Agency & Conveyance Fees

To ensure a safe and legal transaction, you will work with professionals.

  • Real Estate Agent Commission: Standard is 2% + VAT of the purchase price.
  • Conveyancing Fee: Hiring a conveyancer ensures all legal checks are done correctly. Expect to pay between AED 6,000 to AED 10,000.

3. Mortgage Buyers: Additional Costs

If you are financing your purchase, banks involve extra setup costs:

  • Mortgage Registration Fee: 0.25% of the loan amount + AED 290 (Paid to DLD).
  • Bank Processing Fee: Usually 1% of the loan amount.
  • Valuation Fee: Approx. AED 2,500 – AED 3,500.

4. Developer Fees (Off-Plan Only)

Buying directly from a developer is often cheaper upfront as you save on the 2% agency fee. However, you must pay an Oqood Registration Fee (4% + AED 3,000) to register the off-plan contract.
