
Dubai Property Prices, Rents and Yields by Area: August 2026
Dubai recorded 11,157 residential property sales worth AED 23.92 billion in August 2026, according to Property Monitor, and community prices held close to flat. Off-plan units made up 7,968 of those sales, or 71.4% of the total, and the average price paid across every residential sale was AED 2,143,643. Volume was 14.9% below July 2026 and 37.1% below August 2025, which was the largest August the city has on record. Set against August 2023 the month is level, and against August 2019 it is 5.8 times larger.

How does August 2026 compare with previous years?
August 2026 came in almost exactly level with August 2023, and remains 5.8 times the size of August 2019. The year-on-year fall is measured against August 2025, the largest August Dubai has recorded, so a single-year comparison overstates how far the market has moved.

Read across the decade rather than year to year, 2026 looks like a return to 2023 volumes after two exceptional years rather than a market in retreat. On the August run rate the city is transacting at roughly 134,000 sales a year, above the 121,155 recorded in the whole of 2023 and well above the 87,736 of 2022.
How many properties were sold in Dubai in August 2026?
Dubai registered 11,157 residential sales in August 2026: 7,220 off-plan apartments, 2,524 ready apartments, 748 off-plan villas and townhouses, and 665 ready villas and townhouses.
The monthly series below runs from August 2025 to August 2026. The market ran above 17,000 sales a month through late 2025 and has spent 2026 between roughly 9,000 and 14,000, a band that still sits above every year before 2024.

Value fell more sharply than volume over the year: AED 42.05 billion in August 2025 against AED 23.92 billion in August 2026, a fall of 43.1%. Part of that gap is composition. August 2025 included an unusually heavy month of high-value villa title deed transfers,, so the two months are not comparing like with like on mix.
What is the average apartment price in Dubai in August 2026?
Apartment prices in August 2026 ranged from AED 653 per square foot in International City to AED 9,606 per square foot in Jumeirah Bay Island. The mid-point of the 58 communities Property Monitor tracks was Wasl Gate at AED 1,451 per square foot, with a median sale price of AED 1,078,093.
The table gives all 58 apartment communities, ordered by price per square foot. Gross yield is calculated from the per-square-foot rent and per-square-foot price in the same row, so unit size does not distort the comparison.

Which Dubai communities give the highest rental yields in August 2026?
On August 2026 figures the highest gross apartment yields were in Dubai Investments Park at 9.9%, International City at 9.0% and Dubai Production City at 8.6%. The lowest were Expo City at 3.1% and Al Jaddaf at 3.5%, both communities with young rental stock and few recorded lettings to average. Among the established prime addresses the spread is narrow: Palm Jumeirah returned 5.1% and Jumeirah Bay Island 5.0%.
Method: gross yield here is Property Monitor's average rent per square foot divided by its average sale price per square foot, for the same community and the same property type, in August 2026. Both sides of the ratio are per square foot, which keeps unit size out of the comparison. It is a gross figure. Service charges, agency and registration fees, void periods and mortgage costs are not deducted, and a net yield will usually land 1.5 to 2.5 percentage points lower.

The pattern is the one the market has held for years: yield rises as you move away from the water and down the price ladder. The trade is between income today and the deeper resale market that prime addresses give you later.
Which Dubai communities recorded the most sales in August 2026?
Dubai South led the whole city with 1,870 off-plan apartment sales in August 2026. Jumeirah Village Circle led the ready market with 361 title deed apartment sales and added a further 352 off-plan.

The largest monthly apartment gain was The Hills at +3.56% and the largest fall was Al Jaddaf at -6.91%. Among villas and townhouses, Motor City gained +6.31% while Sobha Hartland fell -12.64%.

Single-month moves in a community with few transactions say more about which units happened to sell than about the underlying value of the community. Read the largest swings as a prompt to look closer, not as a price signal on their own.
Are Dubai property prices falling in 2026?
Transaction counts have fallen a long way from the 2025 peak, but prices have moved much less. Of the 56 apartment communities with a recorded month-on-month change in August 2026, 41 fell and 15 rose, with a median change of -1.02%. Among villa and townhouse communities, 27 fell and 13 rose, median -0.65%.
So values are steady while activity has normalised. That combination follows from how Dubai property is owned: most purchases are cash or lightly financed, so an owner who dislikes the market waits rather than discounts. With no forced selling to push values down, a 37.1% change in volume has produced roughly a one percent change in price. A market where prices are level and there are fewer competing bidders is a different proposition from one that is falling, and the August figures describe the first of those.
Two things worth holding in view. Off-plan is still 71.4% of all sales by count and 64.6% by value, so the headline numbers are led by launch schedules as much as by buyer demand, and a quiet launch month drags the total down on its own. And the year-on-year comparison is against an exceptional base: August 2025 was the strongest August on record, which is why the same month reads as level when set against 2023 instead.
How to read these figures
Title Deed and Oqood. The Dubai Land Department registers a completed property transfer with a title deed, and an off-plan sale with an Oqood registration. Title deed counts are therefore the ready and resale market, and Oqood counts are the off-plan market. Adding them gives total residential sales.
Median against average. Property Monitor reports a median sale price and an average annual rent for each community. A median moves with the mix of units that happened to sell that month, so a community with a small number of recorded sales can swing sharply without anything changing about the community itself. Price per square foot is the steadier comparison, which is why it leads every table above.
Yields are gross. The yield column is rent per square foot over price per square foot, before service charges, transfer and agency fees, void periods and finance costs.
Data and revisions. Figures were read from Property Monitor's August 2026 Dubai Real Estate Market Statistics on 8 September 2026. Registration data is revised as late filings land, so August figures may edge up over the following weeks. Property Monitor's own residential headline for the month is 3,174 title deed and 7,964 Oqood sales; the 11,157 used here is the sum of its apartment and villa or townhouse series, which is why the two differ by around a tenth of a percent.
